How it works

  1. Find your area and type of property. We collaborate with other agents and can also present and sell properties not shown on our web site, to no extra cost or higher commission. This way you only need one broker to help you in the search.
  2. When you find the right property, we put the offer in for you and handle the negotiations to get you the best possible deal. When an offer is accepted, a deposit or down payment is paid to take the property off the market. A deposit is usually 3000 to 6000 euros for a resale. If you cancel the contract this deposit will not be refunded. If the seller cancels the contract, they are required to pay you the double amount back. For new built it is usually 10% of the purchase price.
  3. Your lawyer or legal representative will now conduct a check of the property to see if there are any unpaid bills, debts or if it is mortgaged. Owner status and if it has the required certificates and registrations needed to sell etc. You buy the property free from debts.
  4. When everything is checked and no uncertainties remains, a sales contract is drawn up and we schedule a day to complete the purchase at the Notary. This Is the day you will get the keys and the official copy of the deed. You can also give your lawyer or legal representative a power of attorney to make the completion for you, if you are not in Spain. Congratulations to your new home in Spain!
  5. The next step is to transfer existing agreements for electric, water, tax authority etc. to your name and to register direct debits to your bank account. This is included in the lawyer or legal representatives’ fee.
